Establish policies and procedures with Client, Design Team and Construction Manager to facilitate the design and construction process.

Assist in developing project budget and pro-forma.

Manage the design process, prepare meeting agendas and lead design coordination meetings with Architect and Engineers to ensure established dates are met, resolve design issues and make certain design is in accordance with client’s direction.

Work with design team and reach out to trade contractors/vendors during design phase to develop a complete, comprehensive set of construction documents.
|
 |
Develop a master project schedule tracking both design and construction phases.
|
 |
Prepare request for proposals (RFP’s) for design professionals, consultants and construction manager.
|
 |
Review site logistics and provide suggestions during design.
|
 |
Prepare monthly cost reports tracking design (soft) and construction (hard) costs.
|
 |
Identify opportunities for cost savings without compromising design (value engineering).
|
 |
Work with Construction Manager to establish construction methods and ensure availability of materials, labor and other factors related to cost and schedule.
|
 |
Monitor all consultants and liaise between design team, public agencies and utility companies.
|
 |
Review payment requests from design professionals and construction manager.
|
 |
Manage the filing and permitting process with Project Expeditor.
|
 |
Review, determine validity of and negotiate change orders from design professionals and contractors.
|
 |
Attend meetings with Owner to discuss progress, identify decisions to be made and provide a forecast on steps needed to keep project moving forward. |
 |
Help identify tasks requiring attention and suggest alternative courses of action if necessary. |
 |
Oversee the bidding process, including participating in interviews with subcontractors, assisting in defining scope of work for each trade and working with Construction Manager to analyze and clarify bids. |
