New York State Theatre at Lincoln Center

As part of a joint venture, CM Services Group, Inc. worked with the design team in preparing construction documents and assisted ownership in selecting a construction manager. Additionally, CM Services Group, Inc. prepared preliminary schedules and defined a scope of work for each project phase. The $30 million interior renovation of the historic New York State Theatre located within the Lincoln Center Complex in Midtown Manhattan will consist of installing a new audio visual media system and replacing stage lighting systems. New fire curtains and theater seating carpentry, along with other aesthetic improvements.

The highlight of this project includes enlarging the orchestra pit and installing an elevator lift that will raise and lower the pit so it can be adjusted for different performances.

15 Broad Street

CM Services Group, Inc. played an integral part in the initial concept phase of this one million square foot mixed-use development, helping to define the scope of work and advising ownership on establishing a program for the overall project, as well as bidding and awarding contractors for phase one, which included model apartments for floors 16-24.

42-01 Main Street, Queens, NY

This unique 185,000 square foot real estate development site, located in the heart of Flushing Queens, is an 18-story luxury condominium building complete with three levels of underground parking, retail and amenities space, and community facilities. Currently, CM Services Group, Inc. is responsible for representing the seller of the property and is currently working with the design team in order to ready a pre-approved property for potential buyers. CM Services Group, Inc. retained the services of one of New York City's top Zoning Attorney's to review the zoning for this development site. After careful review, it was realized that this development site was being under developed. Zoning plans were amended increasing the development of this site from 130,000 square feet to 185,000 square feet, thereby maximizing the potential of this project site. In addition, CM Services Group, Inc. provided budgeting and design coordination services while developing work letters for tenant spaces in the existing retail complex.

133 Greenwich Street, Manhattan, NY

This new 39-story, mixed-use development located just south of the World Trade Center site, included 101 luxury condominium apartments, retail and commercial spaces on the lower floors and amenities on the sixth floor and roof. The logistics of this site were complex as a result of extensive redevelopment in Lower Manhattan, which required weekly coordination meetings with the Lower Manhattan Development Corporation, NYC government agencies, local utility companies and contractors. CM Services Group, Inc. served in the critical capacity of Owner’s Representative and spearheaded all aspects of the project with project management services.

42nd Street, Manhattan, NY

This $190 million project located in the heart of Time Square spanned 350,000 square feet of retail space. Lawrence Lo Magno served as project manager and coordinated with major anchor tenants, such as AMC Theatre Empire 25, Madam Tussaud’s Wax Museum and various food and retail establishments. Construction features included steel and deck structure, glass curtain wall and metal panel facades, 16 escalators, 11 elevators and central plant for mechanical systems.

Woodbridge Mall, Woodbridge, NJ

Lawrence Lo Magno served as project manager for this commercial project that entailed 20 acres of major site work construction, including 284,000 square feet of retail space, 30,000 square feet of pre-cast parking garage space and extensive road improvements outside the development.

Regal Cinemas 16 Plex, Staten Island, NY

Lawrence Lo Magno also served as project manager for this 68,000 square foot movie theatre, a $20 million development with stadium-style seating, state-of-the-art digital surround sound/picture, café and specialty concession stands. Construction features included steel framed structure, pre-cast panel walls and 4,900 square feet skylight over an atrium.
